Rosetti Properties does not offer furnished or studio apartments.

How long of lease is required?

Rosetti Properties offers a minimum of 1 year lease agreement, however multi-year lease contracts are also available.

Are there minimum application requirements? What are the income qualifications for applicant(s)?

Rosetti Properties requires applicant(s) to:

  • have a combined gross monthly income of three times the monthly rent
    provide income verification in the form of pay stubs, bank statements, or W2 tax forms
  • have a credit score of at least 600

Rosetti Properties will conduct a Tenant Screening, during which the current landlord will be contacted by phone, email, or letter to confirm the applicant(s) standing.

Is there an application fee?

Rosetti Properties requires a $20 non-refundable application fee.

How much is the security deposit?

Rosetti Properties requires a security deposit equal to one month’s rent to obtain an apartment. Please indicate your apartment number on the check for proper accounting.

What is the monthly rent and when is it due?

Rent varies based on the community, number of bedrooms, and size of the apartment. The rent is always due at the Rental Office by the first of each month, but no later than the fifth of the month. After the fifth of the month, you will incur a late fee.

What is included in the rent?

Monthly rental payments for all properties include the following:

  • Trash Removal
  • Lawn Care & Snow Removal
  • 24/7 Maintenance

Are utilities included in the rent?

No, utilities are the resident’s responsibility for all communities except for:


  • In addition to the above, a Water and Wastewater/Sewer Utilities Addendum is attached to each lease. Resident(s) are responsible for their usage and will receive a separate bill from Conservice.

The Woodlands

  • Note, The Woodlands offers energy efficient furnaces and double insulated windows to ensure lower utilities bills.

Williamsburg Court

  • Includes heat and hot water in the rent.

Can I use my security deposit to pay my last month’s rent?

Resident’s security deposit will be refunded within 14 business days after vacancy, but cannot be used as last month’s rent.

How is the parking? Is there assigned parking?

All apartment communities have ample parking available for all residents and do not have assigned parking, except for:


  • Each apartment is allotted 1 space in the underground garage with the option of an additional space. There is ample outside parking available

How are maintenance requests handled?

Residents may request a work order via email, through the tenant portal, or by contacting the Rental Office. Work orders are scheduled and completed the same day or occasionally the following day.

An “emergency maintenance” is defined as any circumstance which is harmful to human life or to the property. If you have an emergency maintenance issue after hours, please contact (518) 640-2616.

Are carbon monoxide and smoke detectors installed in each apartment?

Each apartment is equipped with dual smoke/carbon monoxide detectors. It is the resident’s responsibility to replace the batteries and keep the detector in good working condition

What is your pet policy?

Cats allowed with a $300 non-refundable, one-time pet fee and $25 monthly pet rent. Must show proof that the cat is up-to-date on shots.

  • Stonegate is a pet-free community.

What if I get a job transfer?

Rosetti Properties offer a job transfer clause with requirements to be met in order to exercise the option. For $250 the job transfer clause allows the tenant to break the lease providing they have been with us for a minimum of 6 months with a letter from the employer indicating where they are being relocated to. The letter must have the company’s letter head on top and it must clearly state the tenants name and location of where they are moving to. As long as it is 50 miles away from the complex and they can provide written 30 day notice (from the 1st of the month) we will allow the tenant to break their lease with no penalties.

Do you offer a military discount?

Yes, Rosetti Properties offers a military discount of 10% off the monthly rent.

What is the pet policy?

Stonegate is a pet-free community.

Fowler Square accepts 1 dog OR 1 cat in the 8 Unit Garden style units.

All other properties allow cats.
Additional Costs: $300 non-refundable, one-time pet fee and $25 monthly pet rent. Must show proof that the pet is up-to-date on shots.
