Rosetti Properties requires a minimum one-year lease. Multi-year lease agreements are also available.

Yes. Applicants must:

• Have a combined gross monthly income of at least three times the monthly rent
• Provide income verification (pay stubs, bank statements, or W-2 forms)
• Have a minimum credit score of 600

Rosetti Properties also conducts a tenant screening. During this process, your current landlord may be contacted by phone, email, or letter to verify your rental history and standing.

Yes. There is a $20 non-refundable application fee.

A security deposit equal to one month’s rent is required to secure an apartment. Please include your apartment number on the check for proper accounting.

Rent varies depending on the apartment community, floor plan, and apartment size.

Rent is due at the Rental Office by the 1st of each month, with a grace period through the 5th. Payments received after the 5th will incur a late fee.

Utilities are generally the resident’s responsibility.

The following communities include a Water & Wastewater/Sewer Utilities Addendum:

• The Preserves at Winding Brook
• The Woodlands

Residents at these communities are responsible for water and sewer usage and will receive a separate bill from Conservice.

The Woodlands also features energy-efficient furnaces and double-insulated windows to help reduce utility costs.

Williamsburg Court

• Heat and hot water are included in the rent.

No. Security deposits cannot be applied toward the final month’s rent.

Security deposits are refunded within 14 business days after move-out, less any applicable deductions.

Most Rosetti Properties communities offer ample parking and do not have assigned parking.

Stonegate

Each apartment includes one assigned underground garage parking space, with the option to rent an additional garage space. Outdoor parking is also available.

Fowler Square

Assigned garage parking is available for an additional monthly fee. Outdoor parking is also available.

The Preserves at Winding Brook

Each apartment includes a private attached garage and driveway.

Residents can submit maintenance requests by:

Most work orders are completed within 72 hours of submission.

For emergency maintenance after business hours, call (518) 640-2616.

Emergency maintenance includes situations that pose a risk to human life or could cause significant property damage.

Yes. Every apartment is equipped with combination smoke and carbon monoxide detectors.

Residents are responsible for replacing batteries and ensuring detectors remain in proper working condition.

Yes. Rosetti Properties offers a 10% monthly rent discount for military personnel.
